Japandi Cliffhouse

At LT Building, projects like Japandi Cliffhouse are where restraint becomes the real craft.
From the outset, this wasn’t about what we could add — it was about what we had the discipline to leave out. Every decision on this build came back to that principle. Strip it back. Refine it. Only keep what truly matters.


We positioned the home to feel like it belongs to the cliff — not sitting on it, but almost emerging from it. Low, horizontal, and grounded. The charred shou sugi ban cladding was a deliberate choice — it absorbs light, reduces reflection, and gives the home that quiet, almost monolithic presence. Paired with sharp black steel glazing, it creates a structure that feels controlled, intentional, and completely at peace with its surroundings.


The cantilever was one of the defining moments in this build.
Extending that concrete slab out over the ocean wasn’t just a structural exercise — it was about creating tension. Standing inside, you’re suspended between land and sea. There’s nothing beneath you but open water, and that’s exactly the point. It forces you to feel the environment, not just look at it.
